PERMITTED DEVELOPMENT RIGHTS
DO YOU NEED PLANNING PERMISSION?
Perhaps the first thing to establish is when
you DO need Planning Permission.
You will need to make a
planning application if:
You wish to divide part of your
house for separate occupation, say as a flat or bed-sit, but letting rooms to lodgers
is acceptable without permission.
Similarly you need planning
permission to divide off part of your house for business premises or commercial
use. The use of a garage for example as a workshop may require planning
permission. [See 'Commercial' for further details]
The planning permission on your
house may restrict certain Permitted Development rights, such as erecting
garden fences in front gardens on 'open-plan' estates. Always check with the
Council.
Permission will be necessary if
you propose a new or enlarged access to a major road, or where the works might
affect visibility for road users.
Additions or extensions to a flat
or maisonette will require permission even where they form part of a house
converted for the purpose.
