PERMITTED DEVELOPMENT
INDUSTRIAL & WAREHOUSE DEVELOPMENT

ALTERATIONS & EXTENSIONS: CLASS A
Planning
permission is not required for the Extension or Alteration of an industrial or
warehouse building subject to the following criteria:-
the
extended building is to be used for an unrelated undertaking. Ie it is not for
your own usage.
the
building is to be used for purposes other than the carrying out of an
industrial process or for employee facilities (industrial buildings) or
the
building is to be used for purposes other than storage or distribution or for
employee facilities (warehouse buildings).
the height
of the extended/altered building would exceed the height of the existing
building.
the cubic
content of the original building would not be increased by more than
o
10% on Article 1(5) land [ie sensitive areas]
o
25% in any other case.
the
floorspace of the original building would not be increased by more than
o
500sqm for development on Article 1(5) land [ie sensitive areas]
o
1000sqm in any other case.
the external
appearance of the premises would be materially affected.
any part of
the alteration/extension is within 5m of any boundary of the curtilage of the
premises.
the
development would reduce the area available for parking or turning of vehicles.
The Extension or Alteration of
an Industrial or
An
extended/altered Industrial building may only be used for staff facilities or
for the carrying out of an industrial process.
An extended
/ altered warehouse may only be used for staff facilities or storage and
distribution.

"Employee
facilities" are specifically defined as being social, care or recreational
facilities provided for employees of the undertaking, including crèche facilities
provided for the children of such employees.
Measurements
will include additional buildings within the curtilage, which are used in
connection with each other. Be careful that previous development may have used
up your permitted development rights.
Planning
permission is not required for development on '
the
installation of additional or replacement plant & machinery
the
provision, rearrangement or replacement of a sewer, main, pipe, cable or other
apparatus
the
provision, rearrangement or replacement of a private way, private railway,
siding or conveyor
Subject to the following
limitations:-
o
the development would not materially affect the external appearance
of the premises
o
no plant or machinery would exceed 15m above ground level or the
height of anything replaced, whichever is the greater.
"Industrial
Land" means land used for the carrying out of an industrial process,
including land used for the purposes of an industrial undertaking as a dock,
harbour or quay, but does not include land in or adjacent to and occupied with
a mine.
HARD
STANDINGS: CLASS C
Planning
permission is not required for the provision of a hard standing within the curtilage
of an industrial building or warehouse to be used for the purpose of the
undertaking concerned.
Planning
permission is not required for the deposit of waste material from an industrial
process on any land comprised in a site, which was used for that purpose prior
to
